This is an exciting opportunity to develop a vacant site on Ipswich Road, in Annerley along a busy frontage and supporting the surrounding residential catchment. We were approached by our regular client Capital Transactions, to develop a proposal for a large-format supermarket with associated customer car parking over two lower levels and servicing at the store level. The design incorporates references to the adjacent BCC heritage-listed building through the use of materials and location of the main pedestrian coloured glass forecourt entry creating a public space addressing the street frontage.
The building design incorporates detailed shading elements that have specifically been designed to cut down direct sun penetration from the western facing road frontage while allowing natural light to fill the space. A large pedestrian awning covering the footpath acts as a colonnade addressing the glazed frontage, providing activation between inside & out. Landscaping buffer between the footpath and the building frontage also softens the area providing spaces for pedestrians to rest and contribute to providing shade. Pedestrian access to the building is provided at both ends of the street frontage to address the significant natural fall and activate the façade.
