PROJECT OVERVIEW
POWE Architects worked in collaboration with Hexagon and Schiavello to deliver the office fit-out on a tight final programme and with the impeccable level of finish and style that customers expect from a company of Hexagon’s calibre.
The story
Hexagon engaged POWE Architects to assist them with relocating from their previous offices and industrial manufacturing base. Their premises were being resumed by the Government and they were required to relocate within 6-months. The new premises required a mix of office-based and manufacturing-based staff of approximately 96 persons in the existing premises.
Challenges
The extremely tight relocation timeframe with a client whose needs were not just relocating from open plan office to open plan office narrowed the number of suitable available buildings or leases that were available within 3km of the Brisbane CBD. Understanding the needs of the offices and ancillary supporting spaces required a detailed understanding of the different business units that comprised Hexagon. Based upon the client’s specialised requirements and potentially, the narrow availability of suitable premises there was an urgency to quickly identify suitable premises, establish construction and relocation budgets, whilst producing a specialised design that accommodated multiple and varying business units.
Solutions
The POWE Team workshopped with Hexagon staff through the detailed requirements of each business unit to best understand their drivers and desired outcomes. POWE Architects provided space planning services as part of the very early concept stage to establish the suitability of potential buildings and leases.
The ability to quickly approve or discount properties was key to meeting relocation milestones on time. Early space planning allowed the design team to progress the scope of works to accommodate differing business units with a clear understanding of timing, and ensure the design was on budget.
With these parameters set, the appointment of a Managing contractor on an ‘open book’ contract allowed a clear understanding of the timing and value of packages to be let and their status against the previously established brief and budget. POWE Architects worked hand-in-hand with client, Contractor and consultant groups to ensure timing, outcomes and budgets were maintained.
Delivery
POWE Architects provided complete Architectural documentation to allow the managing contractor to let trade tendering packages. These completed packages reduced both value and number of variations through the project, which successfully met the build and relocation programme and budget.
Benefits
Through close client involvement, daily briefings and continual review of all trade packages, the delivery of two offices was successfully realised and delivered under the QS budget.
The utilisation of a complete Architectural service that managed the Contractor and sub-consultants whilst maintaining a very good working relationship with the client enabled a successful and cost-efficient relocation of our client to two new offices that successfully met their brief.
